At High Point University, the health and comfort of our students and faculty are our highest priorities. Our Facilities team takes every indoor air quality concern seriously and follows a detailed process to ensure all living and learning environments remain safe and comfortable. Indoor Air Quality and Mold Response Process

What to Expect During the Restoration Process

1. Assessment and Initial Response

Once a concern is reported through a work order, a trained Facilities team member will promptly inspect the affected area to identify potential causes of moisture or visible mold growth.

  • If moisture is detected, it will be corrected immediately to prevent further microbial activity.

2. Cleaning and Remediation

For minor issues (less than 5 square feet), our team will:

  • Clean, treat, and encapsulate affected surfaces by hand.

  • Use an Ultra Low Volume (ULV) fogger with an approved antimicrobial solution to reduce airborne spores and surface contamination.

  • Perform HVAC cleaning, if needed, to remove dust and spores from ductwork.

These treatments typically take 3–5 hours to complete.

For larger or more complex situations, containment barriers and air filtration devices will be used to protect surrounding areas. Spore Trap Analysis may also be conducted to ensure the air quality has been fully restored to safe conditions.

3. Communication and Follow-Up

Students will be kept informed throughout the process, including:

  • Results of inspections or testing

  • Expected timeframes for cleaning or repairs

Most cases are resolved within 72 hours, although complex cases may take longer.

Understanding Mold in Our Region

Mold spores and mildew are naturally present in both indoor and outdoor environments—especially in North Carolina’s warm, humid climate. The goal of professional remediation is to return indoor air to normal, healthy levels. It’s important to note:

  • The term “black mold” is often misused in media and does not refer to a specific or uniquely dangerous species.

  • Consumer “self-testing” kits are unreliable and cannot accurately distinguish between normal background levels and areas requiring remediation.

All university testing and remediation procedures comply with IICRC S520: Standard and Reference Guide for Professional Mold Remediation to ensure accuracy, safety, and industry best practices.

What You Can Do To Improve Air Quality in Your Residence

Keep Humidity Low
  • Use your air conditioning and keep it set around 72°F. This helps remove moisture from the air.

  • Do not turn off your A/C or open windows while it’s running — this can cause condensation and lead to mold growth.

  • If your space feels humid, submit a work order so our Facilities team can check your unit.

  • Don’t block vents with furniture, bedding, or storage bins. Air needs to circulate freely.

  • Hang wet towels and clothing so they can dry completely.

  • Keep closets and bathroom doors slightly open to allow air movement.

  • Wipe up spills immediately and report any leaks, drips, or standing water right away.

  • Always run the bathroom exhaust fan while showering and for at least 15 minutes afterward.

  • Avoid drying clothes in your room — always use dryers that vent outdoors.

  • Regularly clean bathrooms with mold-killing products.

  • Empty trash and remove food waste frequently to prevent moisture buildup.

  • If you have rugs or mats that get wet, make sure they dry completely.

When to Report a Concern

If you notice musty odors, visible mold, or excess moisture, please submit a work order so our Facilities team can inspect the area and respond quickly.
